Bridge Properties purchased Dominion House (now known as Element) a 40,000 sq ft office building in Birchwood, Warrington in July 2021. The team went on to appoint FBI and Incognito to transform the property and provide the area with high quality office accommodation akin to recent developments in Manchester city centre.

Works comprised the creation of a stylish new entrance and reception space featuring a double height atrium with statement light fitting, a high-quality café bar and business lounge, a modern gym and south-facing roof terrace attached to the top floor suite.

Externally new branding, lighting and cladding was added to the building to give it real presence on Daten Avenue, while internal spaces brought the outside in through a mix of dark, earthy tones and lighter, greener spaces inspired by Risley Moss.

Spread across three storeys, the property offers floorplates of up to 14.070sq ft each constructed to Cat A standard and decorated minimally to allow future tenants to make spaces their own. The top floor also has the opportunity to include a 3,186 q ft mezzanine area accessible via a striking metal spiral staircase and which opens out onto a private, south-facing roof terrace.

Works were completed in December 2022 and Element’s first tenant – Soletanché Freyssinet IT UK Ltd – was announced in January 2023.
