Flexible Business Interiors has completed a transformative refurbishment at 86 Deansgate, now rebranded as The Apiary.

Appointed by building owner Zenith Real Estate Partners, FBI delivered a 14-week commercial interiors fit-out programme in partnership with design studio Incognito and Bloc Building Consultancy. The project has designed to reposition the building to meet the expectations of modern occupiers seeking high-quality amenities and turnkey workspace solutions.

The scheme included a full redesign and fit out of the ground floor reception space, as well as the refurbishment of the second floor to create a 4,000 sq ft plug and play office suite, and the transformation of an underused basement car park into a premium gym and wellness facility connected directly to the main lobby.

What was once three parking spaces and circulation space is now a high-end fitness suite, design to rival private gym environments, and fully installed with a selection of Technogym equipment, cardio and resistance machines, free weights, sled track, studio space for private classes and luxury changing facilities. An internal garden was also created to promote calm and was carefully designed to feel like a natural extension of the building, rather than a basement facility, supporting the growing demand for wellness amenities in office buildings across Manchester.

On the second floor, FBI delivered a fully fitted turnkey office suite ready for immediate occupation. The space now includes flexible open-plan workspaces, collaboration and breakout zones, integrated fitted furniture and new washrooms. Designed as a plug and play solution, the suite enables prospective tenants to move straight in without additional capital expenditure – an increasingly important factor in Manchester’s competitive commercial property market.
