Flexible Business Interiors was appointed to deliver a full office fit out for Gardiner & Theobald at Merchant Exchange on Whitworth Street West, Manchester.

Designed by Kathryn Mitchell of iDea, the scheme reflects a balance of contemporary style and workplace functionality, tailored to meet the needs of a leading construction and property consultancy.

Working across a 4,600 sq ft floorplate on level 2 of the building, the FBI team managed the project from strip out through to handover. Gardiner & Theobald temporarily relocated to the 4th floor while FBI completed a full shell and core reset, followed by a high-spec Cat A and Cat B fit out.

A new M&E system and lighting scheme were installed, along with double-glazed partitioning to create a mix of enclosed meeting rooms, quiet pods, and breakout areas. Finishes were carefully selected to enhance comfort and professionalism — FSC oak flooring, acoustic timber wall panelling and a warm, neutral palette brought a calm and refined feel to the space. Accents of navy and rust added subtle identity and depth.

The programme was delivered in just 10 weeks, with FBI also supplying and installing a full furniture package to complete the transformation.
