Flexible Business Interiors (FBI) has completed a high-quality Cat A+ speculative fit out for Swiss Life, transforming 2,273 sq ft of 31 Booth Street, a Grade II listed city centre office building in Manchester.
Working to a six-week programme and with a contract value of £136k, FBI partnered with Bluesky Design to deliver a scheme that balances modern workplace functionality with thoughtful nods to the building’s heritage.
The layout includes a welcoming lounge area defined by a mid-century inspired carpet and sheer curtain divider as well as a collaborative touchdown space, quiet zone, and meeting room with decorative acoustic wall panels. Workstations within the main office area accommodates up to 26 people, with a breakout area featuring wall panelling to reference the history of the building.
The suite was already stripped out prior to works commencing, allowing FBI to retain the existing ceilings while installing new partitioning with single-glazed acoustic glass, new flooring throughout, full redecoration, a new kitchen, and a complete furniture package.
Delivered on time and on budget, the project has already attracted strong interest from potential tenants, underlining the appeal of combining quality design with ready-to-use flexibility.
