A £1.6m CAT A+ fit out at 10 Chapel Walks is the latest project completion for Flexible Business Interiors (FBI). Designed by Incognito and delivered over a seven-month period, the new high-spec plug & play office spaces enhance the building’s appeal with premium, ready-to-occupy workspaces.

The transformation included the redesign of the entire 1^st floor (6,600 sq ft) into four separate office suites, complemented by a business lounge with shared meeting rooms, acoustically secure phone booths and co-working areas. Additionally, half of the 3rd and 5th floors underwent CAT A+ fit-outs, creating more flexible, high-quality workspaces for prospective tenants. Refurbishment of the 7th-floor bathrooms also took place to align with the building’s existing specification, ensuring consistency throughout.

A key challenge of the project was the complex bespoke joinery in the business lounge coffee hub. The unit, centrally positioned as an island, required a carefully concealed water supply and waste system. Working closely with the design team and bespoke joinery subcontractor JSJ, an innovative solution was employed by integrating pipework within vertical slats connected to the ceiling, with a discreet pump housed behind a panel at the base of the unit.

FBI has previously completed upgrades to the reception and basement bicycle facilities in 2019.
